We offer drafting services to full-time, professional builders, as well as to the general public.  We have drawn plans for hundreds of local houses, for many different contractors, homebuilders and individual families, and enjoyed the network of friendships and relationships built in the process.  Our blueprints are simple, framer-focused and contractor ready, and set up for clarity and precision in presentation.  They are fully vetted for structural integrity, with good load path design and an efficient use of materials.  Our space planning approach is the "just right" approach -- not too big, not too small... just right!  We understand that your home is a serious investment, so we work hard to get you the home you want in the most economical manner. 

We also offer 3D interactive modeling of the home as an extra-cost option, if full visualization of your project is helpful. We recommend this option on about 50% of our projects. 

Lastly, we also have deep experience with roof & floor truss design, having consulted all over the US and Canada on thousands of projects.  We have recently partnered with White Rock Truss of Rose Hill VA to be our manufacturer for local builders.

What our blueprints are:

• Customizable We dimension everything the way you actually build, and we'll hassle you with questions until we're confident we're clear on your intention.  If you have questions, we are always a mere phone call away.
• Structurally integrated  As a full-service truss & EWP supplier, we offer sales and guaranteed truss designs which digitally integrate perfectly into our blueprints, for a headache-free engineered wood products installation experience.  Seriously, you should consider us for your truss needs.
• Inexpensive  Our goal is to provide a fully custom set of plans, for not much more than you'd pay for a stock plan off the internet.  For real.

What our blueprints are not:

• A full architectural home design experience  We are not architects, and we rarely start our designs with a blank piece of paper.  We are good at asking questions, but we don't claim to be able to read minds, crystal balls, or secret wishes.  The flip side is, a little pre-planning on your part saves a tremendous amount of money in architect fees.  If you have at least a reasonable idea of what you're looking to build, then yes, we can 100% turn that into a finished set of plans. 
• A therapy or marriage counseling session.  I've often joked that I'm a plans guy... not a marriage counselor. If he/she wants a house twice as big as what you were thinking, consider a long walk and an earnest talk :)
• A materials estimate  We don't typically provide materials usage summaries on blueprints, unless we are supplying you with joists or a truss framing package as well.
